Shannon Airport breaks ground on €14m business park expansion

Shannon Airport Group breaks ground on €14m development at Shannon Airport Business Park, adding 100,000 sq ft of sustainable industrial space by 2027.

The Shannon Airport Group has begun construction on a €14m development at Shannon Airport Business Park, marking a significant investment in the Mid-West’s commercial infrastructure.

The project, which broke ground today, will deliver two industrial units totalling 100,000 sq ft of flexible, energy-efficient space.

The development, known as Blocks Y and Z, is designed to meet growing demand for high-quality facilities in one of Ireland’s largest business parks.

Ray O’Driscoll, interim chief executive of the Shannon Airport Group, said the investment reflects the organisation’s long-term commitment to regional growth. “We are proud of our record in delivering high-quality commercial property space that meets the needs of modern businesses,” he said.

“This latest development is another step in driving economic growth for the region. By attracting new companies and creating opportunities for people to live, work and spend locally, we are generating a positive impact that extends far beyond the business park itself.”

The two buildings will be constructed to shell-and-core standard, offering adaptability for sectors including medtech, life sciences, research and development, light manufacturing, logistics and emerging air mobility technologies.

Unit one will measure about 35,000 sq ft and can be subdivided into two spaces, while unit two will span roughly 65,000 sq ft and can be split into three. Both will feature high bay areas with an internal height of 8.5 metres and optional mezzanine floors for office or production use.

A sustainable landing

Sustainability is central to the design. The buildings will comply with nearly zero-energy building (NZEB) standards and align with EU Taxonomy requirements.

Features include solar photovoltaic panels, rainwater harvesting systems, low-carbon materials and biodiverse landscaping. The site will also provide 180 car parking spaces with designated electric vehicle charging points.

Shannon Airport Business Park, which covers more than 600 acres, is home to over 300 companies employing 10,000 people. Its proximity to Shannon Airport and major transport routes has made it a strategic hub for industrial, manufacturing and aviation businesses. The park currently offers more than four million sq ft of commercial space and is close to full occupancy.

O’Driscoll said the latest investment forms part of a broader strategy. “Since our establishment in 2014, we have demonstrated an unwavering commitment to driving economic development in the region,” he said. “Over the period from 2014 through the end of 2025, we will have invested a total of €200 million across our airport and commercial property businesses as part of our long-term development strategy.”

The new units are scheduled for completion in the first quarter of 2027. Conack Construction, based in Limerick, has been appointed as the main contractor.
