Maxol makes M3 service station a food destination

Maxol invests €1m in flagship Dublin site redevelopment.

Family-owned convenience forecourt retailer Maxol has completed a €1m redevelopment of its flagship M3 Mulhuddart Service Station, transforming the site into a comprehensive food destination.

The upgraded location now features a drive-thru Supermac’s, alongside new outlets from Papa John’s Pizza and Zambrero, the global Mexican restaurant chain.

“This site delivers an exceptional food experience that feels more like a food hall than a service station”

These additions complement existing offerings from Insomnia and Maxol Deli, creating a multi-brand food court environment designed to serve commuters, families, and delivery drivers.

The move comes just as rival Applegreen opened its new M3 forecourt up the road in Dunshaughlin with Ireland’s first Taco Bell resaturant.

Brian Donaldson, chief executive of The Maxol Group, said the redevelopment reflects the company’s strategy to evolve beyond traditional fuel retailing.

“Maxol M3 Mulhuddart is a best-in-class example of our vision to create destinations that go far beyond fuel. Together with much-loved brands and Maxol’s proprietary offers, this site delivers an exceptional food experience that feels more like a food hall than a service station.”

The site, operated by licensees Donal and Liam Fitzpatrick of Springfield Retail Limited, employs nearly 80 staff and includes two levels of seating and extensive parking. It supports multiple service models including sit-in, takeaway, drive-thru, home delivery via JustEat, and premium coffee-to-go.

Maxol’s proprietary offerings at the site include ROSA Coffee, Maxol Deli, and a range of own-brand sandwiches and wraps.

“Whether it’s a ROSA Coffee on the morning commute, a made-to-order sandwich or hot meal at lunch, or an evening family meal on the go, M3 Mulhuddart now offers something for everyone,” Donaldson said.

“The high level of service provided by Donal and Liam Fitzpatrick along with their dedicated team is exceptional.”

The redevelopment is part of Maxol’s broader national investment programme, which includes the acquisition of four new sites in Galway and Dublin and upgrades to seven existing locations.

Over the past decade, Maxol has invested more than €225m in expanding and modernising its network. Nearly half of the group’s income now comes from non-fuel sales, underscoring its transition toward becoming a leading convenience and food-service retailer in Ireland.
