Four-star Knightsbrook Hotel, Spa & Golf Resort, Trim Co Meath being offered for sale by Savills and JLL – one of the most significant Irish hotel sales to emerge this year.
The Knightsbrook Hotel, Spa and Golf Resort in Trim has been placed on the market with a guide price of €25m.
The four-star resort is being brought to market by Savills and JLL on behalf of the owners.
“With significant performance growth potential remaining, we are expecting very strong national and international buyer interest in this quality and rare resort property”
Located just 50 minutes from Dublin, Knightsbrook occupies a prominent position within Ireland’s Ancient East and is close to the Boyne Valley’s key heritage attractions, including the UNESCO World Heritage Site at Newgrange.
The resort features 131 spacious guest bedrooms and 28 three-bedroom self-catering holiday homes. These houses attract longer stay guests, families and groups, diversifying the customer base at the hotel.
Scale and upside potential
Knightsbrook also boasts the award-winning River Spa with 14 treatment rooms and health club that includes an 18m swimming pool, rejuvenating thermal suite, gym, and two dedicated fitness studios, delivering a standout wellness experience for guests and health club members.
“Knightsbrook has the potential to be one of Ireland’s leading resort hotels, combining extensive facilities with a prime location close to Dublin and the airport,” said Tom Barrett, director of Hotels & Leisure at Savills.
“Its scale and upside potential make it a standout investment opportunity in the Irish hospitality market.”
The sale offers an opportunity to unlock significant value by optimising the existing hotel, resort houses, spa, golf, and events infrastructure while exploring branding and operational efficiencies across the resort’s large accommodation and amenity base.
“The Knightsbrook is a large-scale Irish resort offering a variety of sought after facilities including leisure, spa, golf and holiday homes,” added Daniel O’Connor, head of Hotels & Living at JLL.
“With significant performance growth potential remaining, we are expecting very strong national and international buyer interest in this quality and rare resort property.”
